Once you have chosen a suitable property, you will be required to complete a tenancy application and reference forms. These should be returned as soon as possible, with an application fee. Once you have been approved, we will need to have a deposit. We generally don’t remove the property from our availability list until the deposit is received.
Upon receipt of your
application, we will carry out full reference checks. Once we have
obtained satisfactory references we will contact you to arrange a move-in date,
collect the deposit and sign a lease.
Rent is payable in
advance from the first of every month. Payment can be made by cash,
check, electronic funds transfer, or money order. Payment is generally
considered late after the 6th of the month.
An inspection report is
completed at the time of possession. The inspection report then becomes
part of the lease.
You are generally responsible for the utilities. These can include:
You are responsible for insuring your personal contents for the duration of
your lease. You must secure your own "Renter Insurance".
During cold periods the
property should be not left empty without heating as this could cause frost
damage to the heating system, which may result in water pipes bursting.
For lease extensions, we
generally send you either a renewal letter or a quit notice about 45 days
before the term expires.
If you vacate the
property before the agreed date of the fixed term you will be accountable to
pay the rent until the tenancy agreement expires or until we find a suitable
tenant.
Please ensure you redirect your mail to your new address, as new tenants cannot
be relied upon to forward your mail, this can be done by visiting any local post office.
